Our Walk-In Coolers
Southeast Cooler has been building walk-in coolers in Lithia Springs, Georgia since 1979. Every enclosure is constructed to accommodate your actual requirements and shipped as prefabricated modular panels designed for fast and easy field assembly.

Committed to Chill
We provide commercial walk-in cooler solutions to customers locally, nationwide, and internationally.
How Our Walk-In Coolers are Built
Southeast Cooler walk-ins are assembled from prefabricated modular panels made of metal-clad extruded polystyrene or urethane insulation, designed for fast and easy field assembly.
Panels are available in 4″ and 6″ thicknesses. Full-width panels are 47″ wide, with narrow panels in various widths as required, and one-piece panels are available in lengths up to 30 feet. Enclosure sections can be constructed in any size to accommodate your actual requirements.
Because we fabricate everything in-house, enclosure sections can be built to any size to match your actual space rather than forcing you to design around standard modules.

Cam-lock panel assembly
Wall panels lock together with cam-lock fasteners embedded into the profiled panel edges. Each cam-lock pairs a locking arm mounted on a rotating cam in the tongue edge with a steel pin anchored in the groove edge. Turning the arm with a hex wrench engages it over the pin, and the cam draws both panels tightly together.
The cam-locks are operated from inside the walk-in through access ports, which are then sealed with vinyl snap-in caps.
Panel construction
Panel skins are formed metal, laminated to the insulation under pressure with a structural adhesive. We monitor that bonding process closely to produce a structural bond that holds up across a wide range of humidity and temperature conditions.
Every panel has tongue-and-groove edges, which makes assembly faster and produces a tighter, better-insulated joint at every seam.
Floor panels
Standard floor panels use an .080 aluminum interior skin and will carry uniformly distributed loads up to 600 pounds per square foot.
If you’re running mobile carts or dollies through the box, we recommend the optional reinforced floor.
Materials & Finishes
Every Southeast Cooler walk-in can be finished to suit the room it’s going into, from a back-of-house box where galvanized is fine to a food-contact or inspection-facing space that calls for stainless. Interior and exterior finishes can differ — stainless inside for cleanability with a lower-cost exterior is a common and sensible combination.
Standard panel finishes:
| Finish | Specification |
|---|---|
| Galvanized steel | 26-gauge G-90, smooth or stucco surface |
| White painted galvanized | 26-gauge G-90, stucco surface |
| Aluminum | .032, stucco surface |
| Stainless steel 304 | 22-gauge, #4 polished surface |
| Stainless steel 304 | 24-gauge, #2B finish |
✓ NSF-approved enclosures: are available as an option, built with covered corners and floors for applications where sanitation standards require it.
✓ Diamond plate protection: For corridors with cart traffic, door lower sections, or any area that takes regular impact, we offer aluminum diamond plate protection on floors and lower wall sections to prevent damage to the panel skin.

Doors & Hardware
The standard door unit is a hinged door, flush-mounted in a 47″ wide panel, with a clear opening of 34″ wide by 78″ high. A vapor-proof light fixture and a light switch with a digital thermometer are mounted in the framed door assembly and pre-wired at the factory.
A replaceable magnetic gasket seals the door at the top and both sides, and the bottom edge is sealed with a dual neoprene sweep. Each door carries two heavy-duty polished chrome hinges with spring-loaded action for automatic closure.
The latch is polished chrome, positive latching, with an adjustable strike plate — and every door includes an inside safety release handle so it can be opened from within even when padlocked from the outside.
Door options:
- Glass display doors with lighting and shelving packages for retail locations
- Hinged pallet doors in custom sizes up to 5 feet wide and 7 feet high
- Sliding doors — single or bi-parting, manual or electric
Need to replace a door on an existing walk-in? We build replacement doors for Southeast Cooler walk-ins and for walk-ins from other manufacturers.
Refrigeration Systems
Southeast Cooler supplies refrigeration systems engineered to match our walk-in coolers and freezers, with each system provided with the proper accessories and controls.

Our remote outdoor condensing units include efficient compressors, crankcase heaters, head pressure control valve, high and low pressure controls, liquid line filter drier, liquid sight glass, time clock, thermostat, pump down solenoid, expansion valve, structural steel base, and weather protection covers.

We also provide indoor refrigeration systems and self-contained systems for top-mounted applications where a remote system isn’t practical, or the install needs to be simple.

Installation
A complete approved set of drawings is supplied with every walk-in cooler.
✓ Site preparation. The wall panels must be level on installation. Allow a 2″ clearance between the wall panels and the existing room walls and ceiling.
✓ Assembly. Every panel is tagged with easy-to-read part numbers so the crew can work through the build in sequence without guesswork. Cam-lock assembly means most enclosures go up quickly with hand tools — no welding, no specialty equipment.
✓ Expansion and relocation. Because the panels lock rather than bond together, a Southeast Cooler walk-in can be taken apart and reassembled. If you expand the kitchen, move locations, or need to enlarge the box later, the enclosure moves with you.
Warranty & Repair
Southeast Cooler guarantees the panels to be free from defects in material or workmanship under normal use and service. In the event of failure, Southeast Cooler shall be limited to repairing or replacing with a like panel section, after our inspection, if it proves defective and cannot be placed back in operation with normal service efforts. (F.O.B. Factory Lithia Springs, GA).
The warranty is in force for five (5) years from the date of original shipment. Southeast Cooler’s obligation on items not manufactured by Southeast Cooler shall be limited only to the extent of the warranty extended to Southeast Cooler by that manufacturer.

This warranty does not include any labor or mileage charges for replacement or repair of defective panels.
