Commercial Walk-In Freezers
Building walk-in freezers for customers nationwide since 1979.
A walk-in freezer isn’t just a colder walk-in cooler. It needs higher R-value insulation, an insulated floor to keep the ground beneath it from freezing, a heated threshold and frame so the door doesn’t freeze shut, and a refrigeration system sized for low-temperature operation.
Get any of those wrong, and you get frost, door failures, and a floor that heaves.

What Makes a Freezer Different?
Most of what separates a freezer from a cooler is invisible once the box is built, which is exactly why it’s worth understanding before you buy.
Higher R-Value Insulation
Southeast Cooler freezers are typically built with metal-clad polystyrene insulation, with panels available in 4″ and 6″ thicknesses (urethane insulation is available upon request).
The right panel depends on your target temperature, the room around the freezer, and how often the door is opened. We’ll help you specify it.

An Insulated Floor is Not Optional.
Freezers require special flooring. Without an insulated floor, cold can migrate into the slab and the ground beneath it, and over time the freezing and expansion of moisture in the soil can lift and crack the floor.
Southeast Cooler provides insulated freezer floor construction designed for low-temperature applications.
Doors That Won’t Freeze Shut.
At freezing temperatures, moisture condenses and freezes around the door perimeter.
Southeast Cooler freezer doors include anti-sweat heaters in the frame section and a heated threshold and frame, which are designed to prevent ice buildup around the door and keep it sealing and opening reliably through daily use.
Refrigeration Sized for Low Temp.
Low-temperature refrigeration is a different design problem than medium-temp. It needs more capacity, a different defrost strategy, and controls suited to sustained sub-freezing operation.
We supply the system engineered to the enclosure rather than leaving you to match someone else’s box to someone else’s condensing unit.

Our Walk-In Freezers
Southeast Cooler has been building walk-in freezers in Lithia Springs, Georgia since 1979. Every one is custom-built to the dimensions of your space, fabricated in our own facility, and shipped as tagged modular panels for fast field assembly — with a complete approved drawing set so your contractor knows exactly what’s arriving.
How Our Walk-In Freezers are Built
Southeast Cooler freezers are assembled from prefabricated modular panels designed for fast field assembly, and they can be disassembled later for relocation or enlargement. Full-width panels are 47″ wide, with narrow panels made to whatever width your layout requires. One-piece panels are available up to 30 ft in height, and enclosure sections can be built to any size to match your actual space.
Cam-lock panel assembly
Panels lock together with cam-lock fasteners embedded in the profiled panel edges — a locking arm on a rotating cam in the tongue edge engages a steel pin in the groove edge. Turning the arm with a hex wrench draws both panels tight. The cam-locks are operated from inside through access ports that seal with vinyl snap-in caps, leaving a clean interior with no exposed hardware.
All panels have tongue-and-groove edges for a tighter, better-insulated joint at every seam, and the metal skins are laminated to the insulation under pressure with a structural adhesive.
Floor panels
Standard floor panels use an .080 aluminum interior skin and carry uniformly distributed loads up to 600 pounds per square foot. Optional reinforced floors are available and are recommended when using mobile carts or dollies.
Materials & Finishes
Freezer panels can be finished for any environment, from a back-of-house box to a sanitation-sensitive processing space.
| Finish | Specification |
|---|---|
| Galvanized steel | 26-gauge G-90, smooth or stucco surface |
| White painted galvanized | 26-gauge G-90, stucco surface |
| Aluminum | .032, stucco surface |
| Stainless steel 304 | 22-gauge, #4 polished surface |
| Stainless steel 304 | 24-gauge, #2B finish |
Interior and exterior finishes can differ. Stainless interior with a lower-cost exterior is a common combination. NSF-approved enclosures are available as an option, built with covered corners and floors.
Freezer Doors & Hardware
The standard freezer door unit is a hinged door, flush-mounted in a 47″ wide panel, with a clear opening of 34″ wide by 78″ high. A vapor-proof light fixture and a light switch with a digital thermometer are mounted in the framed door assembly and pre-wired at the factory.
Every door includes:
- A replaceable magnetic gasket sealing the top and both sides
- A dual neoprene sweep sealing the bottom edge
- Two heavy-duty polished chrome hinges with spring-loaded action for automatic closure
- A polished chrome, positive-latching latch with an adjustable strike plate
- An inside safety release handle, so the door can be opened from inside even when padlocked from the outside
Freezer doors add:
- Anti-sweat heaters in the frame section
- A heated threshold and frame
Each door carries two heavy-duty polished chrome hinges with spring-loaded action for automatic closure. The latch is polished chrome, positive latching, with an adjustable strike plate — and every door includes an inside safety release handle so it can be opened from within even when padlocked from the outside. On a freezer, that isn’t a convenience feature; it’s a safety requirement.
Door options:
- Hinged pallet doors in custom sizes up to 5 feet wide and 7 feet high
- Manual horizontal sliding doors
- Electric horizontal sliding doors with heavy-duty tracks and drive assembly (115/1/60 electrical required)
- Bi-parting sliding doors, single or double, manual or electric
Our doors are ETL safety-approval listed.
Freezer door failing? Iced gaskets, doors that won’t seal, damaged panels. We build replacement cold storage doors to fit existing openings, in both 4″ and 6″ polystyrene for low-temp applications.
Refrigeration Systems
Southeast Cooler supplies refrigeration systems engineered to match our walk-in coolers and freezers, with each system provided with the proper accessories and controls. Remote outdoor condensing units include efficient compressors, crankcase heaters, head pressure control valve, high and low pressure controls, liquid line filter drier, liquid sight glass, time clock, thermostat, pump down solenoid, expansion valve, structural steel base, and weather protection covers.
We also provide indoor refrigeration systems and self-contained systems for top-mounted applications.
Installation

A complete approved set of drawings is supplied with every walk-in freezer, so your contractor knows what’s arriving and how it assembles before delivery.
✓ Site preparation. Wall panels must be level on installation. Allow 2″ clearance between the wall panels and existing room walls and ceiling. Freezer installations also require the floor substrate to be prepared correctly — this is the step most often rushed, and the one most likely to cause problems later.
✓ Assembly. Every panel is tagged with easy-to-read part numbers so the crew works in sequence without guesswork. Cam-lock assembly means most enclosures go up with hand tools.
✓ Expansion and relocation. Because panels lock rather than bond, a Southeast Cooler freezer can be disassembled and reassembled if you expand or move.
Warranty & Repair
Southeast Cooler guarantees its panels to be free from defects in material and workmanship under normal use and service. If a panel fails and can’t be returned to service through normal repair efforts, our obligation is to repair or replace it with a like panel section following our inspection (F.O.B. factory, Lithia Springs, GA).
The warranty runs five years from the date of original shipment. On components we don’t manufacture ourselves, our obligation extends only as far as the warranty that manufacturer extends to us.
What isn’t covered.
The warranty doesn’t apply to equipment removed from its original installation site, dismantled and rebuilt, or subjected to accident, alteration by unauthorized service, negligence, misuse, or improper installation. It doesn’t include labor or mileage charges for replacing or repairing defective panels. It extends to the original purchaser or user, and applies within the continental United States, its territories and possessions, and Canada.
In the interest of continued product improvement, we reserve the right to change specifications without notice.
Repairs & Replacement Parts

What We Need to Spec Your Walk-In Freezer
Rough numbers are fine to start. We’ll confirm everything on the approved drawing set before the freezer is built. Send us:
- Wall length available for the glass doors. The run the door bank will fill, in feet and inches.
- Depth available behind that wall. How far back the cooler can extend before it hits the next wall, a column or a walkway.
- Ceiling height at the installation point. Allow 2″ of clearance between the cooler panels and the existing ceiling and walls.
- Number of glass doors. And whether you want refrigerated doors only, or a refrigerated-to-frozen run with a freezer section.
- Staff entry door location. Back wall or side wall, and which side.
- Floor. Concrete slab or other, and whether the cooler needs its own floor panel.
- Anything in the way. Columns, ductwork, sprinkler heads, electrical panels, floor drains.
- Refrigeration location. Roof access for a remote condensing unit, or no roof access (self-contained top-mount).
- What you’re merchandising and the temperature you need to hold.

Walk-In Freezer FAQs
Coolers hold above-freezing temperatures and use extruded polystyrene insulation. Freezers run below freezing and need polystyrene insulation, an insulated floor to prevent frost heave, a heated threshold and frame, and refrigeration sized for low-temperature operation.
In nearly all cases, yes. Without one, cold migrates into the ground beneath the freezer, moisture in the soil freezes and expands, and the slab can lift and crack. The insulated floor protects the building, not just the freezer.
Panels come in 4″ and 6″. For most low-temperature applications, 6″ polystyrene is the right specification, but it depends on your target temperature, ambient conditions, and how often the door opens.
Yes. Southeast Cooler builds combination walk-ins with a cooler and freezer in a single enclosure. See cooler/freezer combos.
